Ferndale has two distinct septic populations and they have completely different problems.

The first is older rural property. Lots that have been there for decades, on systems installed to standards from a different era, frequently undersized for a house that has since been extended, and often with no paperwork anyone can find. These are the properties where a pump out starts with an hour of probing.

The second is newer development on the edges, where houses went up on ground that is flat, close to the river, and does not drain especially well. Those systems are newer and better documented, and they are still working against the same water table everyone else here is.
